Cliff House One is the spectacular property that’s set into the cliff above Apple Bay, a world-class surf break by winter, and by summer, perfect for snorkelling through crystal clear water over the reef; all just a 3 minute walk away. Porches, decks, and immense windows showcase the uninterrupted views from every space on the property and you’ll feel as if you can dive into the ocean below.

**The Cliff House Apartment is conveniently built below with a separate entrance and can accommodate 2 guests in a king bed. (It can be rented together with the main house and is also listed separately). The sleek white minimalist interior of the main house is furnished with simple teak Balinese furniture creating the perfect backdrop for the views.




Formerly a private home known as Falling Down House, the property has been completely rebuilt since hurricane Irma blew it away in 2017. While similar to the previous layout, the new contemporary silhouette is built in concrete to a slightly larger footprint, with elevated ceilings and additional rooms and porches, it has 3 bedrooms with ensuite bathrooms) plus a sun-room with a trundle bed for 2 additional guests.
A discreet door opens to the main floor from the driveway, where there’s parking for 1 car (with street parking for an additional 2 cars in front of the house). The main floor has a large Cocktail Deck to the East, overlooking the surf break and the coastal villages of Apple Bay and Carrot Bay and an enclosed outdoor shower to the right is the perfect spot to rinse off after the beach as you overlook the beach below. 

To the left, custom stained-glass front doors open into the heart of the home. Immediately to the left is the first bedroom, furnished with a teak four poster bed and en-suite bathroom with shower. This suite is calm, peaceful sanctuary, it features a custom stained glass window, but has no view.

Ahead is a comfortable seating arrangement that takes advantage of the cross breeze from the stained glass doors to the opposite porch which can be closed with an automatic hurricane shutter when the weather's bad. Before you lies the Sunset Porch with a small table and chairs perfect for coffee or cocktails. Beyond this lies a covered dining area with built-in gas BBQ for alfresco dining day or night.

Back in the main living area another dining table sits next to the sleek, minimalist white kitchen complete with convenient pass through to the outside deck. The kitchen has a full size fridge/freezer, dishwasher, electric cooktop and oven and microwave. There's a small washroom and the laundry facilities off the kitchen next to the back door. 
Dramatic custom stairs wrap around the 2 storey dining area and lead up to a landing and 2 further bedrooms. The Master Suite is extravagantly large with a king bed, spacious walk-in closet, en-suite bathroom and shower overlooking the ocean, as well as a comfortable seating arrangement to relax in private. The Master Suite has a private entrance from the roadside parking area.
The third Queen bedroom is also accessed from the same landing and has a queen-sized bed, a built-in closet and bathroom with large shower. This suite has the most amazing deck tucked beneath the shade of the cliffside trees, with a circular Dedon sun-lounger arrangement where you can stretch out in privacy as you soak in some rays or chill beneath the shade, it’s like your very own tree fort! The bar stools provide an alternative spot for a nice cool drink.
Sandwiched between these two suites (and accessible through either of the suites) is a small sunroom with yet another dramatic porch that projects into the skyline. The trundle bed (2 twin beds) is ideal for guests in either suite to put their children to sleep. **Please note that the sunroom is really only suitable for couples with children as it can ONLY be accessed via one of these bedrooms, and the children would need to use the bathroom of one of these suites, or the washroom downstairs off the kitchen and the outdoor shower).
The 3 bedrooms are air-conditioned, the sun-room is not but the AC from either adjacent bedroom cools it down easily with the door left ajar. 

Cliff House One Apartment below is accessed separately from the driveway and is a self-contained studio-style space which makes the most of the amazing views with windows that run almost the entire length of the space. The waves at Apple Bay are just a couple of minutes' walk away. The apartment is fitted with custom banquettes and cabinetry, there's a walk-in closet and kitchen amenities including a fridge & freezer, built-in cooktop and microwave. The bathroom has a lovely shower looking out to the ocean.

Cliff House One has always been a very unique property, and it’s reincarnation since Irma (project-managed by JC) has kindled a new kind of magic. I know I tend to love something special about every property we manage (and many of you have said that you love to hear our little anecdotes)...well Cliff House One holds a very special place in our hearts because of the owner and Remar Sutton (who has lived here for many years and is our daughter's godfather). Oh, and we also happened to get married here many moons ago! 
Villas of Tortola properties and staff have all received government-operated gold-seal training and certification.
