Arriving at Elm Villa is a little like entering a secret garden where one step transports you to a different time & space. The kind of villa you'd see in a Coastal Living magazine with beautiful people lounging, dining & entertaining.

But it also feels like home. The cool white concrete structure is an airy, spacious, light-filled home that's warmed with an understated soft colour palette, large white overstuffed sofas and chairs and all-weather wicker furniture. Everything about this villa says relax, and the quiet luxury is an experience you won't want to end.

Located on the side of Sage Mountain near the top of Windy Hill, the views are obviously mesmerizing and the location is handy for all th beaches and restaurants of West End.

A beautiful handcrafted stone wall hides the property from the driveway and frames a pair of large paneled doors, crowned with an arch of trailing bougainvillea. Step into a sun-drenched private courtyard with a generous 28ft pool, coral stone & teak deck, and lush tropical planting rising behind for total privacy. To the front, nothing but wide open Caribbean Sea and Cane Garden Bay beach below. This is a villa where mornings start slow, and evenings start at sunset with drinks on one of the most spectacular roof decks on the island.

LIVING AREAS
The living spaces flow easily between indoors & out. A beautiful airy entrance leads off to separate areas for living room, dining room and kitchen although there are no doors which creates a welcoming relaxed flow. To the left is a spacious living room that has two large overstuffed white sofas, comfy armchairs & loads of pillows, with games & table-top entertainment on hand for quieter evenings. Floor-to-ceiling sliding glass doors with a reflective finish open up completely for cool breezes or close them and enjoy the air conditioning & ceiling fan. The covered porch right next to helps to keep the room cool and it's one of those spots you'll keep coming back to, especially around sunset.

Also to the left is the dining room with an informal wooden circular table, woven wicker chairs & two full walls of sliding glass doors. Every meal feels a pretty special when the view's that good.

The kitchen to the right is a dream. The owners used to live here, they love to cook & entertain, and it shows. Open plan with open shelving, it's equipped with stainless Viking appliances including a six-burner stove, dishwasher, large fridge-freezer & wine cooler, along with all the essentials (toaster, kettle, coffee maker & more). Sliding windows open directly out to the BBQ area where high stools line a countertop, all shaded by a vine-covered pergola. It's the kind of kitchen you actually want to spend time in, although a chef is always an option too for the evening, and a picnic style table with benches is perfect if you just want to grab a sandwich or coffee and chat. The utility room attached to the kitchen is a large room that acts as the pantry with plenty of cupboards and extra appliances.

BEDROOMS & BATHROOMS
1) The master suite sits directly above the living & dining areas, and wooden stairs lead up from the hallway, it's a private sanctuary with a king-size teak four-poster bed, a full wall of closets, en-suite bathroom with shower, and a lounging area alongside it has two huge overstuffed armchairs, a large TV & two walls of glass sliding doors. Lying beneath the gorgeous linen bedding, you'll honestly not know whether you're awake or dreaming - it's heavenly. All bedrooms have AC and ceiling fans and beautiful linen bedding.

Back on the main floor, a corridor leads from the hallway to the 3 other bedrooms.
2) A bright bedroom with a queen bed, built in closets & large glass sliding doors looking with ocean views to wake up to. Its bathroom is just across the corridor, which doubles as a guest bathroom too.

3) The third bedroom is similar with a queen bed, desk & large glass sliding doors that open to the gorgeous views. This bedroom has a lovely walk in closet/dressing suite and ensuite bathroom with shower.

4) Stairs at the end of the corridor lead down to the 4th bedroom which is actually a spacious, private lower-level suite. You'll find a queen bed, bathroom with shower, a living area with a daybed, desk & large TV, plus its own kitchen area with a fridge and glass sliding doors. It works well for families or anyone wanting a bit of independence.

STEP OUTSIDE
Where to start?? Life on a Caribbean island is all about the outdoors of course. And Elm Villa has an abundance of amazing outdoor spaces. The pool is the centrepiece. At 28ft by 16ft and 3 to 7ft deep, it's a proper swimming pool, not just a dipping poo - you can have some fun, swim some laps or tan on an inflatable. There are beautiful (and comfortable) sun loungers on the coralstone & teak deck for the sun lovers. And if you're looking for shade just stroll across to the spacious covered deck adjacent to the living and dining rooms, it's like an outdoor living room with its two large white sofas and a couple more sun loungers - the sea breezes & ocean views are world class.

A large covered dining porch sits poolside, seating up to 12 for those Mediterranean style long, lazy lunches and dinners in comfortable but stylish (goes without saying at Elm Villa) all weather rattan chairs. The outdoor BBQ area connects directly to the kitchen through those sliding windows, with countertop seating under the vine-covered pergola. It's a natural setup for casual island cooking and eating together.

Last but by no means least, the roof deck is one of my favourite features. Stairs lead up from the master suite level to a massive rooftop deck with isane views - the extra heigt means you can see all the way west to Smuggler's Cove and Long Bay, and to the east Cane Garden Bay. Jost Van Dyke sits on the horizon & Sage Mountain rises behind. You'll want to be up here for sunset every single night, the fun cushions add pops of colour and with some music playing I can guarantee you're going to be spending more time up here than you expect.

Neighborhood Elm Villa is located on the ridge above Cane Garden Bay, one of Tortola's most vibrant & beloved beaches. The elevated position gives you total privacy & those panoramic views, while the bay's restaurants, bars & beach are just a short drive down the hill.

Policies

Cancellation Policy

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email and will be dealt with on a case for case basis.

- For cancellations received 61 days or more prior to your arrival 10% of your rental amount will be charged as a cancellation fee.

- For cancellations received 60 days or less prior to arrival 100% of your TOTAL is forfeited. If we’re able to
re-book the villa to another guest we will return to you 80% of the rent paid by the new guests for the
nights rebooked (the nights might be rented at a “last minute” discounted rate that’s less than you
originally paid).

- There will be no refund made for late arrivals or early departures.

Deposit Policy

PAYMENT POLICY
Once you reserve a property a deposit of 50% is due to confirm the reservation. The balance of 50% + the refundable damage deposit must be paid in full at least 60 days prior to your arrival. *If paying by credit card, Refundable Damage Deposits will not be charged until arrival.
