One of the closest villas to the idyllic Smugglers Cove Beach, this cute little house is such a gem!

A peaceful & secluded spot, you can lounge by the pool & enjoy the glimmering ocean views or stroll to one of our favourite beaches (& try out some local BBQ food at one of the beach bars) in less than 5 mins. Chic beachfront restaurants, world class winter surf & more white sands are also within 10-15 mins drive away!

LIVING AREAS
The bright and breezy open-plan living room and kitchen are sociable and convenient. The kitchen is well-equipped for self catering and has a full size fridge, gas stove, blender, toaster etc and is only separated from the living room by a breakfast bar. If you can bear to tear your eyes away from the ocean views, the comfy living room has a smartTV with Netflix (no cable or satellite). The living rooms glass doors are fully screened and open directly to the covered porch with dining table and gorgeous views any time of day.

BEDROOMS
1)The primary bedroom is comfortably sized and offers AC, a king-size bed and glass doors at the end of the bed opening to reveal the gorgeous glimmering ocean view. It is a private suite, in a separate building to the main house and has an ensuite bathroom with shower.

2) The 2nd bedroom is in the main building and also air-conditioned. The beds can be conveniently made up as 2 twins or a king. There is a window seat, closet and writing desk in this bedroom. There is a bathroom in the main building with shower.

STEP OUTSIDE
A covered porch with alfresco dining table and gas BBQ are the perfect place to enjoy dinner with an ocean view. The sparkling pool is idyllic, with gentle ocean breezes and nothing but the sounds of the tree frogs and crickets. There are plenty of spots for both sun and shade-bathers.
The villa is equipped with beach chairs, beach umbrella and cooler and a charcoal BBQ (guests to provide charcoal), so why not take the 5 min stroll to Smuggler’s Cove and set up on the beach for the day!

Notes
We always recommend a vehicle with 4WD in Tortola but here it’s absolutely necessary

The 2 bedrooms are in separate buildings so are not suitable for younger children who need to be closer to their parents

AC: There is AC in both bedrooms and ceiling fans throughout

SECURITY CAMERA: There’s a ring camera facing into the driveway for security purposes, it does not overlook any living area/porch.

WIFI: There is Wifi

HOUSEKEEPING: is midweek every 5-7 days. All linen and towels will be changed and a general cleaning will be done. Daily housecleaning can be arranged at your own expense.

PARKING: There is driveway parking for your convenience – no long slog with shopping bags or suitcases!

Otis House is located in the secluded spot of Smuggler’s Cove in the West End of Tortola.

SMUGGLER’S COVE (220 yds away)
Smuggler’s Cove is idyllic & perfectly sheltered by its vibrant reef which provides sensational snorkeling & is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the “BVI cruise ship schedule” to avoid the busier days.

LONG BAY (0.9 miles away)
At Long Bay you’ll find a mile-long stretch of white sand & turquoise waters & a selection of beachfront refreshment options – 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar & 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis & Pickleball courts. A day pass will buy you hours of fun! Gym passes also available as well as a spa for a little pampering. You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12’s are free)

APPLE BAY (1.3 miles away)
A little village with world-class winter surf & a handful of bars and restaurants (Nardie’s Beach Bar at Sebastian’s, The Sugar Mill, Tramonti) for all occasions.

SOPER’S HOLE MARINA (3.6 miles away)
Here you’ll find a great selection of restaurants (Omar’s Coffee House, Admiral’s Pub & Pusser’s Landing), a well-stocked grocery store, boat charter companies, shops, Driftwood Spa & more. West End Ferry Terminal is opposite (where you can catch ferries & water taxis to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John & St Thomas). Enquire with Soper’s Hole Marina & Lighthouse Marina for dock space if you have a boat.

WINDY HILL (3.1 miles away)
Head to Stoutt’s Lookout for a chilled beer with an incredible view over the bay or Bananakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island.

CANE GARDEN BAY (4.3 miles away)
The buzziest beach on island, you’ll find a whole variety of Restaurants & Bars (Indigo Beach House, Elms, Paradise Bar, Myett’s plus many more) lining the water. You’ll also find a small grocery store, a white sand beach with calm swimming & options for watersports & Callwood’s Rum Distillery. *all these amenities mean that the cruise ship passengers come here, so look online for the “BVI cruise ship schedule” to avoid the busier days.

Our role is to make sure that the property is always in tip-top condition & that you have the best vacation possible. Tortola is our home, we know our villas inside-out & we’re happy to answer any questions you may have about the property ahead of time.

Transit
TERRANCE B. LETTSOME AIRPORT (EIS) (19 miles away)
is on Beef Island in the East End of Tortola (connected by bridge). It’s the only airport on Tortola and where you’ll fly into.

WEST END FERRY HARBOUR (4.1 miles away)
The closest place to catch a ferry to connect you to the US Virgin Islands (St Thomas & St John) and fellow BVI Jost Van Dyke

Although there are ferries to connect you to other islands, the public transport in Tortola is basically non-existent and there’s so much to go and see but taxis add up quickly. Tortola is only 14 miles long by 3 miles at its widest, but it’s a mountainous island and the roads can be quite rugged. We can help you to reserve a 4WD SUV or direct you to recommended local car rental companies who understand that good 4WD vehicles are mandatory to explore with confidence. They can offer delivery to your port of entry or villa (we can help organise you a taxi to take you to the property) & carry a selection of cars & jeeps. Jerry’s Car Rental is our favourite and the easiest car rental company to work with online.

Policies

Cancellation Policy

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email and will be dealt with on a case for case basis.

- For cancellations received 61 days or more prior to your arrival 10% of your rental amount will be charged as a cancellation fee.

- For cancellations received 60 days or less prior to arrival 100% of your TOTAL is forfeited. If we’re able to
re-book the villa to another guest we will return to you 80% of the rent paid by the new guests for the
nights rebooked (the nights might be rented at a “last minute” discounted rate that’s less than you
originally paid).

- There will be no refund made for late arrivals or early departures.

Deposit Policy

PAYMENT POLICY
Once you reserve a property a deposit of 50% is due to confirm the reservation. The balance of 50% + the refundable damage deposit must be paid in full at least 60 days prior to your arrival. *If paying by credit card, Refundable Damage Deposits will not be charged until arrival.

We loved our stay at Otis House. It is an easy walk to Smuggler’s Cove. The house was well stocked and had everything we needed to cook our meals. We will be back.
