Patois, a villa which is truly an escape from reality. Decorated with an eye for design, a taste for luxury, & a perfect balance of style & comfort, the owner’s impeccable taste shines through here & at its sister Cohoba (just a couple of mins away). An oasis nestled amongst Tortola’s lush mountains, it’s like you’re in a secret tropical paradise but are just 5 mins from Long Bay’s beach & restaurants.

LIVING AREAS
3 pavilions make up this property. In the first, you’ll find light and airy living spaces, with a comfortable and welcoming sitting room decorated in cooling blues and fresh greens, wooden louvre doors, floor to ceiling windows with panoramic views and a TV for those moments of downtime. There’s a spacious kitchen and a fabulous dining area which is roofed but open on three sides, perfect for dinner with an ocean vista. Enjoy pre-dinner cocktails in the adjacent sitting porch, and watch the sun drop below the horizon with one of our famous fiery BVI sunsets. These three rooms are positioned in a line with one leading into another making for sociable and convenient open-plan style living.

BEDROOMS & BATHROOMS
1,2&3) The remaining bedrooms make up the other 2 pavilions, all with private porches and ensuite bathrooms. The Primary bedroom in the 2nd pavilion has a king-sized bed and a bath for soaking in after a hard days relaxing. There are two more bedrooms in the 3rd pavilion, one with a king-sized bed and the other a queen. All the bedrooms also have outdoor showers so that if you choose to, you can start your day by being serenaded by Tortola’s vibrant wildlife.

4) Downstairs in the main house, you’ll find an inviting and spacious bedroom with a king-sized bed and ensuite bathroom.

STEP OUTSIDE
You can almost smell the soothing scent of fresh lavender as Patois’ soft purple walls wrap around your outdoor living space. Bask in the rays of the Caribbean sun or cool down in the shade in the various seating areas dotted around the property. Just beyond the pool, a fantastic little grotto sits amidst the stonework and is an absolute favourite spot to hang out.

The pool is of course central to any vacation villa, and Patois has the perfect setup with a half bath with shower, wet bar, BBQ, al fresco dining table and sun loungers surrounding it.

Patois’ sister villa Cohoba is just a couple of minutes away making it the perfect option for if you have a larger group of friends or family.

HOUSEKEEPING: is 2x a week. All linen and towels will be changed and a general cleaning will be done. Daily housecleaning can be arranged at your own expense.

PARKING: There is driveway parking – no long slog with grocery bags or suitcases!

Neighborhood
Patois is located in the exclusive but welcoming rural estate of Belmont. You can drive to two beautiful beaches (Smuggler’s Cove and Long Bay) in 5/10 minutes or take a pretty walk down but a fairly strenuous one up! Belmont Salt Pond below is a natural reserve and important ecosystem that regularly attracts flamingos (there are 8 there this week as I write this).

LONG BAY (0.6 miles away)
At Long Bay you’ll find a mile-long stretch of white sand & turquoise waters & a selection of beachfront refreshment options – 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar & 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis & Pickleball courts. A day pass will buy you hours of fun! Gym passes also available as well as a spa for a little pampering. You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12’s are free)

SMUGGLER’S COVE (0.7 miles away)
Smuggler’s Cove is idyllic & perfectly sheltered by its vibrant reef which provides sensational snorkeling & is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the “BVI cruise ship schedule” to avoid the busier days.

APPLE BAY (1.2 miles away)
A little village with world-class winter surf & a handful of bars and restaurants (Nardie’s Beach Bar at Sebastian’s, The Sugar Mill, Tramonti) for all occasions.

CARROT BAY (2 miles away)
A charming village where you’ll find local fisherman, fruit stalls, North Shore Shell Museum & D’Coal Pot restaurant..

WINDY HILL (2.9 miles away)
Head to Stoutt’s Lookout for a chilled beer with an incredible view over the bay or Bananakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island.

SOPER’S HOLE MARINA (3.5 miles away)
Here you’ll find a great selection of restaurants (Omar’s Coffee House, Admiral’s Pub & Pusser’s Landing), a well-stocked grocery store, boat charter companies, shops, Driftwood Spa & more. West End Ferry Terminal is opposite (where you can catch ferries & water taxis to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John & St Thomas). Enquire with Soper’s Hole Marina & Lighthouse Marina for dock space if you have a boat.

CANE GARDEN BAY (4.1 miles away)
The buzziest beach on island, you’ll find a whole variety of Restaurants & Bars (Indigo Beach House, Elms, Paradise Bar, Myett’s plus many more) lining the water. You’ll also find a small grocery store, a white sand beach with calm swimming & options for watersports & Callwood’s Rum Distillery. *all these amenities mean that the cruise ship passengers come here, so look online for the “BVI cruise ship schedule” to avoid the busier days.

TERRANCE B. LETTSOME AIRPORT (EIS) (18.6 miles away)
is on Beef Island in the East End of Tortola (connected by bridge). It’s the only airport on Tortola and where you’ll fly into.

Although there are ferries to connect you to other islands, the public transport in Tortola is basically non-existent and there’s so much to go and see but taxis add up quickly. Tortola is only 14 miles long by 3 miles at its widest, but it’s a mountainous island and the roads can be quite rugged. We can help you to reserve a 4WD SUV or direct you to recommended local car rental companies who understand that good 4WD vehicles are mandatory to explore with confidence. They can offer delivery to your port of entry or villa (we can help organise you a taxi to take you to the property) & carry a selection of cars & jeeps. Policies

Cancellation Policy

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email and will be dealt with on a case for case basis.

- For cancellations received 61 days or more prior to your arrival 10% of your rental amount will be charged as a cancellation fee.

- For cancellations received 60 days or less prior to arrival 100% of your TOTAL is forfeited. If we’re able to
re-book the villa to another guest we will return to you 80% of the rent paid by the new guests for the
nights rebooked (the nights might be rented at a “last minute” discounted rate that’s less than you
originally paid).

- There will be no refund made for late arrivals or early departures.

Deposit Policy

PAYMENT POLICY
Once you reserve a property a deposit of 50% is due to confirm the reservation. The balance of 50% + the refundable damage deposit must be paid in full at least 60 days prior to your arrival. *If paying by credit card, Refundable Damage Deposits will not be charged until arrival.

Splendid Villa with idyllic outdoor space and stunning views!

We spent three glorious nights at Patois before starting a sailing trip out of Tortola. We were four couples and all loved their beautiful, spacious bedrooms with lovely bathrooms and all (I think) had outdoor showers. My husband and I had the palatial master suite with his and her bathrooms and an outdoor shower. There was airconditioning and a fan. We overlooked the pool and had sweeping and stunning views of the water and hills. The kitchen was well equipped for entertaining and even had assorted seasonings and condiments in the fridge. There were many beautiful gathering spots on the extensive grounds and comfortable seating. The entire villa was well appointed. In fact, we ate lunches and two dinners in different areas. It was an easy downhill walk to Long Bay Resort and beach. Sam and Sharlene provided excellent recommendations and their website had comprehensive information on Tortola. Our hosts recommended nearby D' Coal Pot for great food and sunset over the beach. We ordered Pinkie's delicious rotis for our first night's dinner. (She works for the villa rental agency.) It was quite substantial and we served with a salad. Given the amenities, we thought the villa was great value and we plan to go back! Perhaps next time we will spend a week before sailing!
