LIVING AREAS
Completely harmonising Mediterranean style with Caribbean flare, this gorgeous villa showcases natural wood wherever possible – giving this stylish home, an old-world Mediterranean feel, right here in the Caribbean.

The comfortable living room is decorated with local prints and artefacts and has a large SmartTV (if you can bear to tear your eyes away from the ocean glimmering beyond). This welcoming area lets in plenty of natural light, as it opens fully to the gorgeous outdoor areas and magnificent views.

The bright and cheery country-style kitchen, adjacent to the living room. It’s well-equipped for all your self catering needs with high quality appliances and an island counter.

BEDROOMS & BATHROOMS
1) Upstairs awaits a really romantic master suite, with vaulted ceilings and a king size four-poster bed. French doors open wide to a spacious new deck, with views of nearby Islands like Jost Van Dyke, Sandy Cay and several others. With its double sun-lounger and cafe table and chairs, a morning coffee or glass of orange juice never tasted better! This suite includes a walk-in closet and and en-suite bathroom, where a refreshing rinse in the natural stone shower is the perfect beginning or end to any day. The Master Suite has AC and a SmartTV. Somewhat hidden behind the master suite, is a private tiled courtyard with table and chairs, and a garden path to a pavilion-style gazebo with a perfectly swaying hammock. Yep, it’s got it all!

2) The second bedroom, located downstairs, offers a queen bed with of course, beautiful ocean views and a very small half-bath (a miniature sink and toilet with a shower outside). It’s accessed by a couple of steps from the rear of the kitchen. This bedroom has AC (and also houses the washer and dryer).

STEP OUTSIDE
As well as the various upper-level outdoor spaces, the ground level has a very spacious pool deck complete with gorgeous turquoise pool, loungers for catching rays and a buddha always keeping the atmosphere zen. The covered areas are perfect for those who prefer shade, relaxing on the chaise lounge or napping on the hanging swing is only made better with ocean breezes. Fire up the built-in BBQ and try grilling some local Anegada lobster – The teak dining table on the new covered porch overlooks Smugglers Cove and is a truly magical place to enjoy a meal with friends & family.

Guests have access to the entire property – Scottland is a very private & secluded & is the only villa on this road. Scottland is truly for the more adventurous when it comes to driving, the beautiful secluded location means the road really is rugged.

SECURITY CAMERA: There’s a ring camera facing into the driveway for security purposes, it does not overlook any living area/porch.

HOUSEKEEPING: is once midweek. All linen and towels will be changed and a general cleaning will be done. Daily housecleaning can be arranged at your own expense.

PARKING: There is driveway parking for your convenience – no long slog with shopping bags or suitcases although there are some steps down to the villa!

CHECK IN:
Our role is to make sure that the property is always in tip-top condition & that you have the best vacation possible. Tortola is our home, we know our villas inside-out & we’re happy to answer any questions you may have about the property ahead of time.

We’re nearby if you need us for anything but we’re unobtrusive…just contact us by phone, text or email & we’ll be happy to help with any request.

Scottland is nestled into a beautiful & tranquil tropical hillside overlooking Smugglers Cove in the West End of Tortola.

SMUGGLER’S COVE (0.6 miles away)
Smuggler’s Cove is idyllic & perfectly sheltered by its vibrant reef which provides sensational snorkeling & is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the “BVI cruise ship schedule” to avoid the busier days.

LONG BAY (1.5 miles away)
At Long Bay you’ll find a mile-long stretch of white sand & turquoise waters & a selection of beachfront refreshment options – 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar & 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis & Pickleball courts. A day pass will buy you hours of fun! Gym passes also available as well as a spa for a little pampering. You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12’s are free)

APPLE BAY (1.9 miles away)
A little village with world-class winter surf & a handful of bars and restaurants (Nardie’s Beach Bar at Sebastian’s, The Sugar Mill, Tramonti) for all occasions.

CARROT BAY (2.7 miles away)
A charming village where you’ll find local fisherman, fruit stalls, North Shore Shell Museum and D’Coal Pot restaurant.

WINDY HILL (3.6 miles away)
Head to Stoutt’s Lookout for a chilled beer with an incredible view over the bay or Bananakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island.

SOPER’S HOLE MARINA (4.2 miles away)
Here you’ll find a great selection of restaurants (Omar’s Coffee House, Admiral’s Pub & Pusser’s Landing), a well-stocked grocery store, boat charter companies, shops, Driftwood Spa & more. West End Ferry Terminal is opposite (where you can catch ferries & water taxis to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John & St Thomas). Enquire with Soper’s Hole Marina & Lighthouse Marina for dock space if you have a boat.

CANE GARDEN BAY (4.9 miles away)
The buzziest beach on island, you’ll find a whole variety of Restaurants & Bars (Indigo Beach House, Elms, Paradise Bar, Myett’s plus many more) lining the water. You’ll also find a small grocery store, a white sand beach with calm swimming & options for watersports & Callwood’s Rum Distillery. *all these amenities mean that the cruise ship passengers come here, so look online for the “BVI cruise ship schedule” to avoid the busier days.

TERRANCE B. LETTSOME AIRPORT (EIS) (19.5 miles away)
is on Beef Island in the East End of Tortola (connected by bridge). It’s the only airport on Tortola and where you’ll fly into.

WEST END FERRY HARBOUR (4.2 miles away)
The closest place to catch a ferry to connect you to the US Virgin Islands (St Thomas & St John) and fellow BVI Jost Van Dyke

Although there are ferries to connect you to other islands, the public transport in Tortola is basically non-existent and there’s so much to go and see but taxis add up quickly. Tortola is only 14 miles long by 3 miles at its widest, but it’s a mountainous island and the roads can be quite rugged. We can help you to reserve a 4WD SUV or direct you to recommended local car rental companies who understand that good 4WD vehicles are mandatory to explore with confidence. They can offer delivery to your port of entry or villa (we can help organise you a taxi to take you to the property) & carry a selection of cars & jeeps. Jerry’s Car Rental is our favourite and the easiest car rental company to work with online.

Policies

Cancellation Policy

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email and will be dealt with on a case for case basis.

- For cancellations received 61 days or more prior to your arrival 10% of your rental amount will be charged as a cancellation fee.

- For cancellations received 60 days or less prior to arrival 100% of your TOTAL is forfeited. If we’re able to
re-book the villa to another guest we will return to you 80% of the rent paid by the new guests for the
nights rebooked (the nights might be rented at a “last minute” discounted rate that’s less than you
originally paid).

- There will be no refund made for late arrivals or early departures.

Deposit Policy

PAYMENT POLICY
Once you reserve a property a deposit of 50% is due to confirm the reservation. The balance of 50% + the refundable damage deposit must be paid in full at least 60 days prior to your arrival. *If paying by credit card, Refundable Damage Deposits will not be charged until arrival.

It was exceptionally well maintained and felt very private, making it easy to fully relax. The setting was peaceful, quiet and we always felt safe and comfortable. Highly recommend for anyone looking to unwind and enjoy a beautiful serene getaway.

Beautiful setting, gorgeous views, clean, serene and smooth...
I could not recommend highly enough. The whole experience was fantastic - from reservation to check-in, Sam and Sharlene took care of everything. Good communication, spot-on recommendations for food and transportation and property looks even better in person.

We had the pleasure of spending our honeymoon at Scottland house. It was exactly as advertised and maybe a little better! The amenities were excellent and the views are almost surreal. A short drive/walk to Smuggler’s Cove and you are sitting on one of the most beautiful beaches in the BVI. As others have said, the road is rough, but nothing a decent vehicle cannot handle. We would recommend a four-wheel drive capable vehicle. Our small Suzuki Jimny was perfect. We rented from Jerry’s just down the road. We will strongly consider this property for future trips.

The best views you can have over Smugglers Cove and beyond…. Scottland House is a wonderful beautifully appointed villa for a small group. The pool and outdoor spaces are vast and beautifully appointed. Can’t wait to be back in this house!

This villa was an absolute dream. Perched on the hillside of Tortola overlooking the beautiful Smugglers Cove, we didn't want to leave. The indoor / outdoor living was beautiful. We open all of the doors first thing every morning to enjoy the breeze and view with coffee from the bench swing. The pool was refreshing after a day of excursions. We had friends join us one night for a big home cooked meal with our fresh catch. Music playing, kids in the pool, wine flowing with that view and space will be a wonderful memory for years to come. Few things to make note of ... the drive to all of the villas require 4 wheel drive and was a mild adjustment the first night but became fun after that. I am a solo mom and had no problem driving up and down everyday. If you have toddlers, the pool / porch area might be a little nerve wracking with the drop off around the pool.Very clean and well stocked! Would definitely stay again!
