The views are breathtaking from this tranquil spot & with various luxury amenities (hello infinity pool!) it may be hard to leave. BUT the white sand beaches, chilled beach bars & oceanfront restaurants of West End are under a mile away

Seven Ten was purchased after Hurricane Irma by repeat guests of ours and transformed from a shell of a house to a gem of a home. The guests happened to have stayed at 11 of our properties & all the while they were taking notes of what design features, amenities etc they would like in their dream home. We project-managed their rebuild and the result is spectacular, a villa that’s both comfortable and stylish with its white, fresh and modern decor and bold & playful soft furnishings to entice you to kick back and relax.

LIVING AREAS
The main living area is airy and open-plan with stunning views. The comfy seating area has 50” SmartTV with FLOW cable and DVD player for moments of downtime. An informal indoor dining table for 8 leads into a well-equipped kitchen with custom cabinetry and stainless appliances. The room can always be kept cool with AC or ceiling fans and the floor to ceiling sliding screen-doors can be opened to allow in the ocean breezes.

BEDROOMS & BATHROOMS
No arguing over bedrooms necessary, as all 4 bedrooms have ensuite bathrooms and large glass doors with access to different outdoor seating areas & beautiful ocean views, making for spacious accommodations for everyone.

1,2 & 3) With 3 bedrooms on the main floor, Seven Ten is ideal for families where children need to be close to the parents.
One bedroom has a king bed and the other 2 bedrooms can be made up as a king or 2 twins. The poolside twin/king bedroom has direct access to the exterior poolside shower for private use.

4) The 4th bedroom is accessed separately from the driveway. This private and self-contained suite has a lovely covered porch, a king bed, a desk, walk-in closet, a kitchenette with fridge, microwave and coffee-maker and a bathroom with large shower.

STEP OUTDOORS
Seven Ten's views are exceptional overlooking the many islands and boats dotted on the horizon, and Seven Ten’s panorama of Jost Van Dyke, Sandy Cay, Sandy Spit and Green Cay are truly mezmerising. Outdoor spaces are just as important as the interiors here in the BVI, and this one does not disappoint! The coral stone porch and purple-heart wooden pool deck are stylish and uncluttered despite the array of relaxing areas to spread out. The turquoise infinity pool is a perfect for cooling down and catching some rays.

You’ll find comfy little chairs outside the bedrooms, poolside sun-loungers and chairs for tanning, the very popular swinging outdoor bed for reclining, the all-weather sectional for socialising, an alfresco dining area and the all-important BBQ! Grilling up a local Anegada lobster whilst watching one of BVI’s famous fiery sunsets – it doesn’t get much more blissful than that.

Plus, loads of tips, tricks, suggestions & personal recommendations for all things Tortola. And we’re here to assist with all of this too!

CHECK IN:
Our role is to make sure that the property is always in tip-top condition & that you have the best vacation possible. Tortola is our home, we know our villas inside-out & we’re happy to answer any questions you may have about the property ahead of time.

We’re nearby if you need us for anything but we’re unobtrusive…just contact us by phone, text or email & we’ll be happy to help with any request.

Neighborhood
Seven Ten is located in the exclusive but welcoming rural estate of Belmont in the West End of Tortola. It has a friendly community feel with a good mix of residents and tourists in the area. You’ll be under a mile (it’s a pretty 20-30min walk down but a fairly steep one up!) to two of the most beautiful beaches on the island, Smuggler’s Cove and Long Bay & their handful of beach bars, restaurants & coffee shops. Belmont Salt Pond below is a natural reserve and important ecosystem that regularly attracts flamingos (there are 8 there this week as I write this).

LONG BAY (0.6 miles away)
At Long Bay you’ll find a mile-long stretch of white sand & turquoise waters & a selection of beachfront refreshment options – 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar & 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis & Pickleball courts. A day pass will buy you hours of fun! Gym passes also available as well as a spa for a little pampering. You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12’s are free)

SMUGGLER’S COVE (0.8 miles away)
Smuggler’s Cove is idyllic & perfectly sheltered by its vibrant reef which provides sensational snorkeling & is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the “BVI cruise ship schedule” to avoid the busier days.

APPLE BAY (1.1 miles away)
A little village with world-class winter surf & a handful of bars and restaurants (Nardie’s Beach Bar at Sebastian’s, The Sugar Mill, Tramonti) for all occasions.

CARROT BAY (1.9 miles away)
A charming village where you’ll find local fisherman, fruit stalls, North Shore Shell Museum and D’Coal Pot restaurant.

WINDY HILL (2.8 miles away)
Head to Stoutt’s Lookout for a chilled beer with an incredible view over the bay or Bananakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island.

SOPER’S HOLE MARINA (3.4 miles away)
Here you’ll find a great selection of restaurants (Omar’s Coffee House, Admiral’s Pub & Pusser’s Landing), a well-stocked grocery store, boat charter companies, shops, Driftwood Spa & more. West End Ferry Terminal is opposite (where you can catch ferries & water taxis to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John & St Thomas). Enquire with Soper’s Hole Marina & Lighthouse Marina for dock space if you have a boat.

CANE GARDEN BAY (3.7 miles away)
The buzziest beach on island, you’ll find a whole variety of Restaurants & Bars (Indigo Beach House, Elms, Paradise Bar, Myett’s plus many more) lining the water. You’ll also find a small grocery store, a white sand beach with calm swimming & options for watersports & Callwood’s Rum Distillery. *all these amenities mean that the cruise ship passengers come here, so look online for the “BVI cruise ship schedule” to avoid the busier days.

Transit
TERRANCE B. LETTSOME AIRPORT (EIS) (18.6 miles away)
is on Beef Island in the East End of Tortola (connected by bridge). It’s the only airport on Tortola and where you’ll fly into.

WEST END FERRY HARBOUR (3.5 miles away)
The closest place to catch a ferry to connect you to the US Virgin Islands (St Thomas & St John) and fellow BVI Jost Van Dyke

Although there are ferries to connect you to other islands, the public transport in Tortola is basically non-existent and there’s so much to go and see but taxis add up quickly. Tortola is only 14 miles long by 3 miles at its widest, but it’s a mountainous island and the roads can be quite rugged. We can help you to reserve a 4WD SUV or direct you to recommended local car rental companies who understand that good 4WD vehicles are mandatory to explore with confidence. They can offer delivery to your port of entry or villa (we can help organise you a taxi to take you to the property) & carry a selection of cars & jeeps. Jerry’s Car Rental is our favourite and the easiest car rental company to work with online.

Policies

Cancellation Policy

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email and will be dealt with on a case for case basis.

- For cancellations received 61 days or more prior to your arrival 10% of your rental amount will be charged as a cancellation fee.

- For cancellations received 60 days or less prior to arrival 100% of your TOTAL is forfeited. If we’re able to
re-book the villa to another guest we will return to you 80% of the rent paid by the new guests for the
nights rebooked (the nights might be rented at a “last minute” discounted rate that’s less than you
originally paid).

- There will be no refund made for late arrivals or early departures.

Deposit Policy

PAYMENT POLICY
Once you reserve a property a deposit of 50% is due to confirm the reservation. The balance of 50% + the refundable damage deposit must be paid in full at least 60 days prior to your arrival. *If paying by credit card, Refundable Damage Deposits will not be charged until arrival.

We had a wonderful stay in Tortola! The house was spotless, comfortable, and very well-stocked with plenty of towels, a hair dryer, washer/dryer, and dishwasher, which made everything so convenient. The host was extremely responsive and helpful, even when we needed to extend our stay unexpectedly. The location was perfect—close to beautiful beaches, great viewpoints, and easy access to the marina for boat days, which ended up being the highlight of our trip. We enjoyed exploring the West End, and Cane Garden Bay was a big hit with the kids. Overall, we had a fantastic experience and would absolutely return!

A Dreamy Hilltop Getaway - Perfect in Every Way!
Our stay at Seven Ten in Tortola was nothing short of magical. Perched on a hilltop with breathtaking views, this home was beautifully designed and impeccably appointed. Every detail— from the custom furnishings to the fully stocked kitchen-made it feel like a luxurious home away from home.We were a group of seven and had more than enough space to relax and unwind. Each bedroom had its own bathroom, which made everything so convenient and comfortable. One of the highlights of our trip was the incredible driver the rentalcompany connected us with. He was not only our guide but also our storyteller, sharing the island's history and culture while taking us wherever we needed to go. Hisrecommendations for restaurants and activities were spot-on.The location was ideal-peaceful and private, yet close enough to walk to both Long Bay and our favorite beach, Smuggler's Cove. We loved the home so much that we cooked in every other night, enjoying meals together with those stunning views as our backdrop. Whether we were out exploring or relaxing at home, every moment of our vacation felt like a beautiful adventure.We can't recommend Seven Ten highly enough-this place is a gem!

We had a wonderful stay at this property. Communication with owner/staff was excellent and helpful. The property had everything we needed plus some extra helpful touches. There were spaces and bath areas for everyone in our party and a great kitchen to cook in which was nice. We loved the view and nice ocean breezes. Thank you for opening your home to us!
