LIVING AREAS:
Newly rebuilt, everything is light, bright and fresh with an elegant beach-chic feeling.
The easy open plan layout makes for a sociable and relaxing stay for friends or family. In the kitchen you’ll find top notch appliances, fixtures and fittings and clean white surfaces adding a luxurious feel to the space. Cooking is a joy in this kitchen, and even washing up is enjoyable as you’ll have sweeping azure views from the sink. Meals can be eaten at the breakfast bar, indoor or outdoor dining tables. There is plenty of comfy seating in the living room and if you can bear to tear your eyes away from the views, there’s a wall-mounted SmartTV. You’ll also find a laundry room with washer and dryer.

BEDROOMS & BATHROOMS:
The three spacious air-conditioned bedrooms with ensuite bathrooms are impeccably finished with heavy glass sliding doors showcasing the views from sunrise to sunset, while the dark wood-louvred windows allow the hilltop breezes to flow while providing a private cooling shade
1&2) 2 of the bedrooms are in the main house making it a great option for parents needing to be close to young children.
3) The 3rd bedroom is in a separate pavilion and has a wonderful little private balcony and 2 twins that can alternatively be made up as a king.

STEP OUTSIDE:
A loggia off the living room provides shade for 2 teak sun-loungers and the outdoor dining and seating arrangements. These can easily be moved onto an adjacent concrete area or further down the garden to catch some rays…feel free to move around to make the most of the views and weather at any time of day!
A propane BBQ tops off the outdoor dining space for enjoying a grilled feast with those panoramic views. It’s a truly magical spot to watch the sun sink below the horizon and set the sky alight.

A little village with world-class winter surf and a handful of bars and restaurants (Sebastian’s Seaside Grille, Sugar Mill, Tramonti) for all occasions.

CARROT BAY (1.5 miles away)
A charming village where you’ll find local fisherman, fruit stalls, North Shore Shell Museum and D’Coal Pot restaurant.

LONG BAY (1.2 miles away)
At Long Bay you’ll find a mile-long stretch of white sand and turquoise waters and a selection of beachfront refreshment options – 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar and 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis and Pickleball courts. A day pass will buy you hours of fun! You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12’s are free)

SMUGGLER’S COVE (2.3 miles away)
Smuggler’s Cove is idyllic and perfectly sheltered by its vibrant reef which provides sensational snorkeling and is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the “BVI cruise ship schedule” to avoid the busier days.

SOPER’S HOLE MARINA (2.4 miles away)
Here you’ll find West End Ferry Terminal (where you can catch boats to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John and St Thomas) and a great selection of restaurants (Omar’s Coffee House, Omar’s Fusion, Pusser’s Landing & Admiral pub), a well-stocked grocery store, boat charter companies, shops and more.

WINDY HILL (2.5 miles away)
Head to Stoutts Lookout for a chilled beer with an incredible view over the bay or Banakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island.

CANE GARDEN BAY (3.7 miles away)
The buzziest beach on island, you’ll find a whole variety of Restaurants and Bars (Indigo Beach House, Elms, Paradise Bar, Myett’s plus many more) lining the water. You’ll also find a small grocery store, a white sand beach with calm swimming and options for watersports and Callwood’s Rum Distillery. *all these amenities mean that the cruise ship passengers come here, so look online for the “BVI cruise ship schedule” to avoid the busier days.

Transit
TERRANCE B. LETTSOME AIRPORT (EIS) (17.6 miles away)
is on Beef Island in the East End of Tortola (connected by bridge). It’s the only airport on Tortola and where you’ll fly into.

WEST END FERRY HARBOUR (2.5 miles away)
The closest place to catch a ferry to connect you to the US Virgin Islands (St Thomas & St John) and fellow BVI Jost Van Dyke

Although there are ferries to connect you to other islands, the public transport in Tortola is basically non-existent and there’s so much to go and see but taxis add up quickly. Tortola is only 14 miles long by 3 miles at its widest, but it’s a mountainous island and the roads can be quite rugged. We can help you to reserve a 4WD SUV or direct you to recommended local car rental companies who understand that good 4WD vehicles are mandatory to explore with confidence. They can offer delivery to your port of entry or villa (we can help organise you a taxi to take you to the property) & carry a selection of cars & jeeps. Jerry’s Car Rental is our favourite and the easiest car rental company to work with online.

Policies

Cancellation Policy

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email and will be dealt with on a case for case basis.

- For cancellations received 61 days or more prior to your arrival 10% of your rental amount will be charged as a cancellation fee.

- For cancellations received 60 days or less prior to arrival 100% of your TOTAL is forfeited. If we’re able to
re-book the villa to another guest we will return to you 80% of the rent paid by the new guests for the
nights rebooked (the nights might be rented at a “last minute” discounted rate that’s less than you
originally paid).

- There will be no refund made for late arrivals or early departures.

Deposit Policy

PAYMENT POLICY
Once you reserve a property a deposit of 50% is due to confirm the reservation. The balance of 50% + the refundable damage deposit must be paid in full at least 60 days prior to your arrival. *If paying by credit card, Refundable Damage Deposits will not be charged until arrival.
