Space
LIVING AREAS:
Sunny Side Up is split into three pavilions. You’ll enter the main one via a flight of stairs and arrive at the Great Room. This room is aptly named, with a cathedral ceiling and high-arched windows framing the panoramic azure view. This space is all about light and air and makes for a very spacious and comfortable living area complete with natural seagrass furniture and refreshing ocean breezes. The fully equipped kitchen (plus walk-in pantry) is only separated by a sociable breakfast bar making it the perfect area for preparing meals whilst chatting with friends.

BEDROOMS:
1)The Primary suite is upstairs in the second pavilion and accessed by the exterior staircase on the pool deck. Here, you’ll be sure to have a good night’s sleep in the king-sized, four poster mahogany bed. You won’t even have to get out of it to see the ocean! Luxury and privacy are running themes at Sunny Side up and the primary suites double-vanity ensuite bathroom and natural stone outdoor shower are no exception to this.
2)The accommodation in this villa is flexible and the lower level of the main pavilion is home to a bright and breezy bedroom with two queen beds, built-in closets and a tiled bathroom with walk-in shower. Sweeping views of the neighbouring islands can be enjoyed from your little private porch.
3)The third pavilion is a short sunlit stroll past the pool and houses another light and airy ensuite bedroom with dreamy ocean views. There’s two queen sized beds, a built-in closet and an en-suite bathroom with double vanity and tiled al-fresco shower. Again, no need to even leave your cosy bed to see the ocean but a private balcony with chairs and table is surely your new morning coffee spot.

STEP OUTSIDE:
Relaxing has never felt so easy as the pool deck boasts a sparkling infinity pool, comfortable cushioned sun loungers and of course, those views. A covered al-fresco dining area for 8-10 people is the perfect place to enjoy a feast cooked on the large stainless steel built-in gas BBQ. For convenience, you’ll also find a wet bar and a poolside shower.

AC: There is AC in the bedrooms & ceiling fans throughout

WIFI: There is Wifi

HOUSEKEEPING: Maid service is once midweek and she will change all linens and towels as well as do a general clean throughout the villa.

PARKING: There driveway parking for you convenience – no long slog with grocery bags or suitcases! *please note that the driveway to Sunny Side Up is steep and does require some backing up/down if more than one car at the house*

Neighborhood
Sunny Side Up is located in the exclusive but welcoming rural estate of Belmont in the West End of Tortola. Two beautiful beaches (Smuggler’s Cove and Long Bay) are just a mile away and are a pretty walk down but a fairly steep one up! Belmont Salt Pond below is a natural reserve and important ecosystem that regularly attracts flamingos (there are 8 there this week as I write this).

LONG BAY (0.9 miles away)
At Long Bay you’ll find a mile-long stretch of white sand and turquoise waters and a selection of beachfront refreshment options – 1748 Restaurant, Tropical Fusion, Johnny’s Beach Bar and 1748 Coffee Shop. If you’re feeling energetic there’s Long Bay Beach Resort’s Tennis and Pickleball courts. A day pass will buy you hours of fun! You can also purchase a pool pass for the day ($100 pp incl $75 food & beverage credit & access to the pool. Under 12’s are free)

SMUGGLER’S COVE (1 mile away)
Smuggler’s Cove is idyllic and perfectly sheltered by its vibrant reef which provides sensational snorkeling and is home to Patricia’s laid-back beach bar. *cruise ship passengers sometimes come here so look online for the “BVI cruise ship schedule” to avoid the busier days.

APPLE BAY (1.3 miles away)
A little village with world-class winter surf and a handful of bars and restaurants (Sebastian’s Seaside Grille, Sugar Mill, Tramonti) for all occasions.

CARROT BAY (2.3 miles away)
A charming village where you’ll find local fisherman, fruit stalls, North Shore Shell Museum and D’Coal Pot restaurant.

WINDY HILL (3.1 miles away)
Head to Stoutts Lookout for a chilled beer with an incredible view over the bay or Banakeet (Heritage Inn) restaurant for one of the best dinner spots to watch the sunset on island

SOPER’S HOLE MARINA (4 miles away)
Here you’ll find West End Ferry Terminal (where you can catch boats to fellow British Virgin Island Jost Van Dyke and US Virgin Islands St John and St Thomas) and a great selection of restaurants (Omar’s Coffee House, Omar’s Fusion & Pusser’s Landing), a well-stocked grocery store, boat charter companies, shops and more.

CANE GARDEN BAY (4.3 miles away)
The buzziest beach on island, you’ll find a whole variety of Restaurants and Bars (Indigo Beach House, Elms, Paradise Bar, Myett’s plus many more) lining the water. You’ll also find a small grocery store, a white sand beach with calm swimming and options for watersports and Callwood’s Rum Distillery. *all these amenities mean that the cruise ship passengers come here, so look online for the “BVI cruise ship schedule” to avoid the busier days.

Transit
TERRANCE B. LETTSOME AIRPORT (EIS) (18.9 miles away)
is on Beef Island in the East End of Tortola (connected by bridge). It’s the only airport on Tortola and where you’ll fly into.

WEST END FERRY HARBOUR (4.1 miles away)
The closest place to catch a ferry to connect you to the US Virgin Islands (St Thomas & St John) and fellow BVI Jost Van Dyke

Although there are ferries to connect you to other islands, the public transport in Tortola is basically non-existent and there’s so much to go and see but taxis add up quickly. Tortola is only 14 miles long by 3 miles at its widest, but it’s a mountainous island and the roads can be quite rugged. We can help you to reserve a 4WD SUV or direct you to recommended local car rental companies who understand that good 4WD vehicles are mandatory to explore with confidence. They can offer delivery to your port of entry or villa (we can help organise you a taxi to take you to the property) & carry a selection of cars & jeeps. Jerry’s Car Rental is our favourite and the easiest car rental company to work with online.

Policies

Cancellation Policy

All cancellations and any request for changes to your reservation (such as date changes or changes in the number of persons) must be made in writing by email and will be dealt with on a case for case basis.

- For cancellations received 61 days or more prior to your arrival 10% of your rental amount will be charged as a cancellation fee.

- For cancellations received 60 days or less prior to arrival 100% of your TOTAL is forfeited. If we’re able to
re-book the villa to another guest we will return to you 80% of the rent paid by the new guests for the
nights rebooked (the nights might be rented at a “last minute” discounted rate that’s less than you
originally paid).

- There will be no refund made for late arrivals or early departures.

Deposit Policy

PAYMENT POLICY
Once you reserve a property a deposit of 50% is due to confirm the reservation. The balance of 50% + the refundable damage deposit must be paid in full at least 60 days prior to your arrival. *If paying by credit card, Refundable Damage Deposits will not be charged until arrival.
